Job Description
- Develop and implement the concepts and practices of reliability-centered maintenance (RCM), conditions-based maintenance (CBM), ongoing commissioning and preventative maintenance (PM) for university facilities systems including mechanical, electrical, plumbing, refrigeration, building interiors, building envelopes, fire protection systems, access control systems, and lab and dining equipment.
- Develop reliability based maintenance management processes for the Computerized Maintenance Management System.
- Develop and recommend the use of condition monitoring techniques including vibration analysis, ultrasonic, thermographic, and the use of standard building automation systems.
- Facilitate Failure Mode and Effects Analysis with maintenance personnel.
- Facilitate Root Cause Analyses with maintenance personnel.
- Create and manage Preventive Maintenance procedures and schedules in the Computerized Maintenance Management System.
- Develop and implement ongoing building commissioning processes for maintenance shops.
- Analyze the department's maintenance effectiveness and efficiency and develop improvements.
- Manage and perform work order audits to identify maintenance process and technique improvements.
- Perform other duties as assigned.
