Job Description
- Serve as maintenance manager of the HVAC, utility plants, plumbing and related shops.
- Use general knowledge of mechanical engineering to manage the maintenance and repair of HVAC, utilities, and plumbing systems for a large research university campus.
- Integrate general mechanical engineering knowledge, perspective, and methodology into daily maintenance activities to enhance the lifecycle management of systems and energy conservation.
- Provide analyses of daily maintenance activities to improve asset management and facilities systems lifecycle performance and cost.
- Review work order plans for code compliance and best practices.
- Ensure quality control inspections are completed on work orders by supervisors.
- Provide technical oversight on all projects involving your shops.
- Use Building Automation Systems (BAS) to detect and diagnose problems and recommend changes to improve the performance of the BAS for your shops.
- Negotiate contracts for maintenance and provide oversight of the quality, safety and cost of all work performed.
- Analyze the cost, quality, and timeliness of your shops’ work and implement improvements.
- Analyze condition monitoring data from thermographic, vibration, oil, ultrasound, and BAS analyses to identify failure modes and develop work plans to prevent them.
- Interact with customers to ensure their needs are met and manage expectations.
- Coordinate multi-shop projects.
- Ensure your shops are trained on RCM, CBM, PMs and maintenance management techniques.
- Lead root cause analyses.
- Lead failure mode and effects analyses.
- Lead teams in emergency operations and in emergency maintenance.
- Ensure that employees are trained, understand, and comply with University, state, OSHA, NFPA, NEC, ASME, EPA and other governing policies and procedures.
- Serve as the acting Director of Maintenance in his/her absence.
