JOB SUMMARY:

  • CBRE is seeking an Energy Sr Analyst to support sites within our Healthcare sector.   • Energy and Sustainability Utility Analys.

  • This role is responsible for overseeing our healthcare client's energy procurement strategy and leading the newly established Utilities Department. The position ensures that the client's energy purchasing is optimized for cost and risk, while also managing the day-to-day operational execution of utility accounts to mitigate financial and operational risks (such as utility shutoffs or paying for terminated sites). This teammate will act as the central point of accountability between internal stakeholders (e.g., AP, E&S, Real Estate) and external partners (e.g., Schneider Electric, Cass, CBRE).

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Energy Procurement (40% of time).

  • Strategic Sourcing: Review and validate site lists for electricity and natural gas Requests for Proposal (RFPs). Review Strategic Sourcing Recommendations (SSRs) to evaluate product terms, pricing options, and risk provisions.

  • Contract Management: Support the execution of energy supply contracts and ensure appropriate add/delete provisions are in place to manage portfolio changes.

  • VPPA Management: Provide analytical and reporting support for Client's Virtual Power Purchase Agreements (VPPAs), process monthly settlements and invoices, and manage Renewable Energy Credit (REC) transfers and retirements.

  • Savings Tracking: Maintain the energy procurement savings tracker, monitor tariff optimization, and report on cost avoidance and shared savings.

  • Invoice Processing: Review and process monthly energy procurement vendor invoices, ensuring costs are accurately allocated to the correct sites and accounts.

  • Utilities Department Management (40% of time).

  • Account Lifecycle Management: Act as the definitive owner for opening utility accounts for new clinics and executing timely account closures for terminated leases to prevent unnecessary charges.

  • Emergency Resolution: Serve as the primary point of contact for emergency notices to prevent utility shutoffs and ensure uninterrupted clinic operations.

  • Missing Bill Resolution: Investigate and resolve missing utility bills by coordinating with internal teams and vendors.

  • Notice Routing: Manage and appropriate route utility bill inserts and compliance notices (e.g., backflow testing, tree trimming, planned outages).

  • Deposit Recovery: Provide utility vendors with necessary documentation to process and recover deposits after account closures.

  • Vendor Accountability: Act as the primary liaison for third-party utility bill payment and management vendors (e.g., Schneider, Cass), ensuring they execute agreed-upon processes and provide accurate reporting.

  • Other Tasks as Needed (20% of time).

  • Heat pump analysis and reporting.

  • Scope 1 & 2 GHG calculations.

  • AI-Agent / tool development.

GENRERALIZED DUTIES:

  • Develop energy procurement & utility management strategy for clients' real estate portfolios.

  • Implement programs to achieve goals and targets by specified timelines.

  • Establish / monitor utilities budgets and identify trends, discrepancies and insights to inform procurement strategies.

  • Work closely with Client E&S Team and on-site staff in all levels of organization to meet goals set by the client.

  • Work and coordinate with CBRE Energy and Sustainability platform to enhance current service offerings.

  • Collect and analyze monthly electricity, water/sewer, and natural gas/oil usage data with commentary on actual usage versus expected usage, coordinate with appropriate stakeholders to explain meaningful variances.

  • Process data workbooks from all applicable data sources.

  • Review data and validate energy savings resulting from operational programs designed to curtail utility consumption.

  • Compare collected data against industry benchmarks and prepare reports of findings.

  • Lead the analysis of various informational outputs from partner systems, internal program components and system tools.

  • Coordinate energy and sustainability initiatives, monitor compliance, analyze, and communicate externally facing reporting as required.

  • Review utility bills (i.e., electricity, natural gas, oil and municipal water & sewer) for accuracy and verify that they comply with the associated rates and tariffs.

  • Review all data inputs to ensure the accuracy and timely submission of required reports. Ensure that errors are corrected within the appropriate time frame and are escalated properly.

  • Provide feedback on process improvements needed for quality in service delivery.

  • Identify skills required to ensure that tasks are completed, and proper training is provided.

  • Travel <10%.

  • Other duties as assigned.

  • Location: Remote.

SUPERVISORY RESPONSIBILITIES:

No formal supervisory responsibilities in this position. Provides informal assistance such as technical guidance, and/or training to coworkers. May lead project teams and/or plan and supervise assignments of lower-level employees.

QUALIFICATIONS :

EDUCATION and EXPERIENCE:

  • Bachelor's degree (BA/BS) from four-year college or university - STEM discipline preferred.

  • Minimum of four years of related experience and/or training.

CERTIFICATES and/or LICENSES:

  • Energy and Sustainability related certifications and/or licenses a plus.

  • Knowledge of Carbon and GHG accounting preferred.

  • Training and accreditation may be part of development and performance management requirements.

PROFESSIONAL SKILLS:

  • Proven ability to operate independently as an experienced individual contributor within team, managing daily workflows and driving continuous process improvements with minimal supervision.

  • Ability to stand up new processes, develop Standard Operating Procedures (SOPs), and hold internal and external partners accountable.

  • Strong capability to validate invoices, create and analyze savings associated with energy pricing structures, analyze real estate portfolio data, and evaluate energy pricing options.

  • Identify and prioritize urgent situations and ability to troubleshoot critical operational risks, such as imminent power shutoffs or missing billing data.

  • Meticulous oversight of site lists, lease statuses, and billing allocations to ensure Client only pays for active, obligated accounts.

  • Ability to leverage client and CBRE AI tool to retrieve cross-functional information, streamline data analysis, and automate routine administrative tasks to increase efficiency.

  • Strong computer skills including proficiency in Excel, Word, Outlook and PowerPoint, online software platforms, with the ability to use spreadsheets and data analysis applications.

  • Strong organizational and analytical skills.

  • Ability to multi-task and effectively organize responsibilities.

  • Excellent written and verbal communication skills.

  • Excellent interpersonal skills to coordinate workflows across cross-functional teams (Accounts Payable, Real Estate, Facility Management) and external vendors.

FINANCIAL KNOWLEDGE:

  • Accounting, accruals, budget/reforecast, and variance analysis.

  • Requires knowledge of financial terms and principles. Conducts intermediate financial analysis. Ability to calculate intermediate figures such as percentages, discounts, and averages.

REASONING ABILITY:

  • Ability to comprehend, analyze, and interpret complex business documents. Possess excellent writing skills for reports, manuals, speeches, articles, and communications using distinctive styles and various delivery methods. Ability to respond effectively to complex inquiries or complaints from clients, co-workers, supervisor, and/or management.

  • Ability to make effective presentations on complex topics to an internal department, large group of employees, clients, and/or management.

OTHER SKILLS and ABILITIES:

  • Advanced skills in Microsoft Excel, Intermediate skills with remainder of MS Office Suite.

  • Carbon footprint reporting experience or training preferred.

  • Ability to learn and utilize applications such as Cass (Schneider), Capturis, Envizi, ENEL X, Energy Star Portfolio Manager, and Tableau.

CBRE carefully considers multiple factors to determine compensation, including a candidate's education, training, and experience. The minimum salary for the Energy Sr Analyst position is $70,500.00 annually and the maximum salary for the Energy Sr Analyst position is $90,000.00 annually. The compensation offered to a successful candidate will depend on their skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on CBRE's applicable benefit program. This role will provide the following benefits: 401(K), Dental insurance, Health insurance, Life insurance, and Vision insurance.
