Job Description

Being located 30 minutes north of Charlotte, Catawba County is experiencing new growth along with renewed interest in redevelopment. The Planning Department is seeking an experienced and motivated professional to join our team as a Senior Planner! In this advanced-level position, you will play a key role in administering land use regulations, managing complex development projects, and supporting boards and commissions. This position offers the opportunity to work closely with citizens, developers, and internal staff while contributing to both current and long-range planning initiatives.

 

The anticipated hiring range is $65,000.00 to $75,157.00, dependent upon education, experience, and skills.

 

RESPONSIBILITIES:

  • Administer the Unified Development Ordinance by reviewing residential and commercial development proposals and issuing Zoning Authorization/Compliance Permits by providing quality customer service to applicants and citizens.
  • Serve as lead staff support to the Subdivision Review Board, including coordinating meetings, preparing materials, and presenting information
  • Manage and track major subdivision applications through all stages of the development process, including record keeping and documentation
  • Review plats and subdivision requests for compliance with regulations and coordinate the development review process with county staff and external agencies
  • Assist customers with the permitting process and respond to land use, zoning, and subdivision inquiries
  • Conduct research and provide analysis on land use, zoning regulations, and planning-related topics
  • Prepare and present reports for the Planning Board, Board of Adjustment, and Subdivision Review Board
  • Collaborate with planning staff on complex development reviews and long-range planning projects
  • Assist with special project management on designated plans and initiatives
  • Provide guidance and support to less experienced staff as needed
  • Complete other essential tasks as assigned

 

QUALIFICATIONS:

  • Master’s degree in Planning, Geography, Public Administration, or related field and 3 years of Planning experience; OR
  • Bachelor’s degree in Planning, Geography, Public Administration, or related field and 4 years of Planning experience
  • 5-7 years of professional planning experience preferred

 

ADDITIONAL REQUIREMENTS:

  • A valid driver’s license and a safe driving record (Driving is an occasional function of this position)
  • Clear, concise, and accurate verbal and written communication skills
  • Ability to establish and maintain effective working relationships with internal staff, outside agencies, and the general public
  • Strong independent judgment, problem-solving, and decision-making abilities
  • Strong organizational skills and ability to manage multiple complex projects simultaneously
  • Ability to work with minimal supervision and exercise sound professional judgment
  • Strong analytical skills with the ability to interpret technical and statistical information
  • Experience preparing reports, presentations, and public-facing materials
  • Strong computer skills, including Microsoft Office Suite and GIS systems
  • Solid knowledge of principles and practices associated with rural, urban, and regional planning
  • Working knowledge of subdivision design, zoning regulations, and land development processes
  • Ability to communicate complex planning concepts clearly to diverse audiences
  • This is considered light work; no lifting over 20 pounds
  • Physical capability to walk over rough terrain for site inspections of undeveloped property or construction sites
