JOB TITLE: Sustainability Analyst
DIVISION: Northwood Office
REPORTS TO: Director of Engineering
POSITION BRIEF:
The Sustainability Analyst is responsible for providing education, motivation, and direction on sustainability initiatives to AN extensive portfolio of office properties in Charlotte, NC, and other Northwood entities. This position collaborates with all Northwood Office departments to creatively address challenges and provide solutions. Additionally, the Sustainability Analyst is active in customer relations and initiatives and is the point of contact for internal and external customers, leadership and Northwood Investors, Director of Sustainability.
PRINCIPAL RESPONSIBILITIES INCLUDE:
- Identification and aggregation/reporting on Northwood’s sustainability features for marketing purposes / award recognition / media and aggressively celebrate wins regarding sustainability both internally and externally (as appropriate).
- Responsible for campus wide (Ballantyne) utility management and reporting
- Utility provider main point of contact – primarily Duke Energy & Charlotte Water
- Account activation/deactivation and training (Measurable & Energy Star Portfolio Mgr.)
- Benchmarking of buildings’ energy, water, and waste
- Invoicing control – explanation of any significant variances (and remediation) as they arise
- Usage Management – best practice adoption and process design/implementation/control to allow effective management of utilities for Northwood Office Managed properties
- Tenant auxiliary equipment management support (in conjunction with Energy Services Chief)
- Utility Provider rebate / incentive programs – annual participation cost/benefit analysis and submissions if/as desired
- Management of utility provider awareness campaigns / award programs (regular communication education schedules)
- Track and complete rebates or incentive plans with appropriate external contacts related to energy star, stormwater credits, irrigation controls credits, et al
- Work closely with Director of Sustainability for NWI to ensure GRESB submissions and other critical strategic initiatives are supported by the Northwood Office team and assets
- Management of on-time and successful EPA Energy Star Portfolio Manager & Building Certifications – including all data collection and submissions (to include annual WELL HSR and LEED EBOM/ARC for assets as applicable)
- Proactive identification & communication of potential projects to demonstrate CRE sustainability aptitude and engagement – with supporting analysis – to Director of Engineering and NWI Director of Sustainability
- Analyze / conduct financial return on investment analyses for sustainability projects
- Assist with review and integration of green lease language with Northwood Office’s leasing team
- Obtain a solid understanding of sustainability principles as they apply to commercial real estate, including RECs, Recycling, certifications (LEED, WELL HSR, etc.)
- Serve as the point of contact for all sustainability-related matters for Northwood Office
- Manage recycling efforts for the Northwood Office portfolio, including tracking of waste & recycling totals, waste vendor mgmt. and contract review, and annual review and assessment of in-building (customer-facing) recycling programs
- Provide education on sustainability measures/processes to the property management team at least quarterly, with examples of cost savings or income benefit derived from each
OPERATIONAL SUPPORT AND PROFICIENCY:
- Disaster Control – work directly with operations leadership during emergency events until events are resolved (power outages, major water events, fires, etc.)
- New construction – interface directly with Northwood development team to ensure best practices are included and implemented and rebates are tracked
- Become the key operator/user for Procore (project budget / billings system) and track all capital and large opex projects for Northwood Office Ballantyne
- Work closely with Lead Engineers & HVAC Engineers to identify areas of improvement with respect to mechanical systems
QUALIFICATIONS, EDUCATION AND TECHNICAL REQUIREMENTS:
The candidate must primarily have a positive attitude, be a consummate team player, and be flexible and self-motivated. The candidate must have a bachelor/master’s degree, formal education in sustainability practices at collegiate level, knowledgeable in Green Building Construction (LEED/USGBC) and proficient with EPA Energy Star Portfolio Manager. In addition, candidates must be competent in the Microsoft Office suite, including Outlook, Word, and Excel. The individual must also demonstrate excellent organizational and time management skills and be able to communicate effectively and work with vendors on implementations, troubleshoot and resolve complex problems. Candidates must be able to pass a drug screen and background check.
